SBCC Releases the 2024 Design and Build Suite for Scotland

The Scottish Building Contract Committee (SBCC) is pleased to announce the publication of the SBCC 2024 Design and Build Suite for use in Scotland.

Based on the latest JCT 2024 editions, the SBCC 2024 Design and Build suite has been adapted to ensure compliance with Scottish law and practice. The suite comprises:

Design and Build Contract (DB/Scot 2024)
Design and Build Contract Guide (DB/G/Scot 2024)
Design and Build Sub-Contract Agreement (DBSub/A/Scot 2024)
Design and Build Sub-Contract Conditions (DBSub/C/Scot 2024)
Design and Build Sub-Contract Guide (DBSub/G/Scot 2024)

In addition, SBCC has published a Tracked Change version of the main contract to assist users in identifying amendments from the previous edition. A new Contract Administration Pack has also been released providing a series of template forms to support with the administration of the Design and Build contract and construction project.

The release of the Design and Build Suite follows the successful publication of the SBCC 2024 Minor Works Suite earlier this year and forms part of SBCC's ongoing programme to update its contract family in line with the JCT 2024 editions.

The key themes that SBCC have adopted include Modernising and Streamlining, Future Proofing updates and addressing legislative changes relevant to the Scottish construction sector. More information on the background of the 2024 suites can be found here.

WHERE TO PURCHASE THE SBCC 2024 DESIGN AND BUILD SUITE:

The following contracts are now available to purchase in digital format through the SBCC Website, with a Full SBCC Subscription. Print editions can also be purchased through authorised SBCC selling agents:

SBCC 2024 UPDATE EVENTS

To support users transitioning to the new contract editions, SBCC intends to release a series of free pre-recorded webinars later this year. These webinars will provide an overview and details of the principal changes introduced in the SBCC 2024 contract suites and will be accessible through the SBCC website. Additional details will be announced in due course.

FUTURE PUBLICATIONS

The SBCC 2024 Collateral Warranties are currently scheduled for publication between late Autumn and early Winter 2026. These will be followed by the SBCC 2024 Standard Building Contract Suite, anticipated in the first half of 2027.

The remaining SBCC 2024 editions are expected to be published during 2027. *

USE OF SBCC 2024 EDITIONS AND PREVIOUS EDITIONS

For projects in Scotland, SBCC recommends the use of the new SBCC 2024 editions where available.

Where a 2024 edition has not yet been published, users should continue to utilise the most recent applicable SBCC edition, which in most cases will be the SBCC 2016 editions. Please note that the Homeowner Contract Suite was updated in 2021 and is not included within the current SBCC 2024 publication programme.

SBCC 2016 editions will remain available alongside the corresponding SBCC 2024 editions for a period of 12 months following the publication of each new 2024 edition, after which the 2016 editions will be withdrawn from sale.
